Wayne has a lot of experience with old houses found in the inner west of Sydney. He knows which are common problems with old houses versus uncommon problems. Defects divided into major (must be rectified immediately) and minor (can be recitified over time). I bought the building, termite and electrical inspection and it was very convenient to have all three done at once. I highly recommend Wayne

Like some others here, I was disappointed with the level of detail in the report.
For $695, Wayne inspected an older property that was clearly in poor condition from the moment you walked in, yet the report offered very little context about how serious the defects actually were. It largely read as a checklist of issues with broad statements, caveats, and repeated referrals to an engineer, without helping us understand the scale or urgency of the problems.
Comments like “below average for its age” or simply “refer to an engineer” don’t really help when you’re trying to make a multi‑million‑dollar decision. The rear wall and sub-floor piers — likely among the most expensive issues in the house — were barely touched on beyond acknowledging they existed. Although they were unable to be accessed, some comment on the severity of the problem would have been useful.
Before the inspection, Wayne told me he has extensive experience with older Inner West properties, many of which are heritage status, and that other reports provided by the agents' listings shouldn’t be relied on. That experience was the main reason I engaged him. Unfortunately, none of that insight really came through in the written report, and he later denied saying this at all.
When I followed up by email, each concern was brushed off with the response that the report met Australian Standards (AS 4349.1‑2007). While that may be true, meeting the minimum standard by ticking boxes and deferring obvious issues to an engineer isn’t especially useful. Given I had flagged upfront that the property likely had many defects, I’m still unclear why engaging an engineer wasn’t recommended from the outset.
To be fair, the major issues were identified — but the lack of depth, context, and practical guidance made the report far less helpful than expected.

Wayne did a fantastic job on an over 100-year-old property with a lot of unique qualities/issues. I appreciated how he took pride in his work and took the time to explain each of the elements to a First Home Buyer. Cheers Wayne, appreciate your work.

Was prompt, professional and was happy to meet us on site to go through the finding on site. He provided his report within 24hrs which was great for us to quickly make a decision on to buy the property or not

Zero attention to detail. Missed loads of issues with the property. Has a bad attitude aswell. Do not recommend.

Wayne inspected several properties for us across the highly competitive Inner West suburbs of Ashfield, Strathfield and Croydon during our home search. His service is thorough, astonishingly quick, and genuinely personalised. Wayne is always up for a call to put prospective buyers at ease, while also offering the cold truths you need to hear.
We walked away from a couple of properties because of the rigour of his inspections, and we ultimately exchanged contracts on the one we loved after his honest, clear-eyed assessment. He even flagged an electrical issue we could negotiate on, and we successfully had it included as a condition of contract exchange for the vendor to fix prior to settlement.
My partner and I recommend Wayne without hesitation to anyone navigating a purchase, especially owner-occupiers. He’ll help you make one of the biggest decisions of your life with far more confidence and little to no surprises. Professional and Timely. Inner West building inspections is highly recommended for the quality of their work, the timeliness of their response and their professional approach. Wayne is extremely knowledgeable and presented us with a report that was detailed and clear and extremely helpful for us to use to identify faults and prevent future damage.

Wayne from Inner West Building Inspections Sydney was conducting a building and pest report at my home for a purchaser. I noticed his attention to detail and decided to use his services for a prospective property.

Wayne's a good operator in a sea of disappointment. Got put onto him from a few recommendations on the whirlpool forums.
Don't know how to make this trustworthy when everyone expects a review to be spam that's paid for, but check his other reviews and you should get a sense that they are real people.
My own experiences with him below:
He has helped us out each time we've bought with inspections. As with all things Sydney property the required turnaround is always short, but he'll make it work. Latest was a request on a Saturday arvo. Wayne had an inspection time for first thing Monday locked in with the real estate before Saturday was over.
Reports are solid and provided same day. Will generally capture more than the usual Jim's stuff the real estate will offer. He also talks it through with the agent on the day and I've then had the agent call me a day or two later noting that some issues caught have been fixed (one less thing to worry about in the event you do end up buying the place). Easy enough to book in the request on the website and you'll get a link to pay for it within the confirmation.
I'm not one to review stuff, but given the poor experiences we have had with building and pest inspections in the past, Wayne is a breath of fresh air. If we buy again we'd use him again.
